I was born on Kauaʻi and have spent more than 25 years helping people buy and sell across the island. Kīlauea offers something increasingly rare in Hawaiʻi: real land and real privacy. Here’s what I tell every buyer looking here.

Why buyers choose Kīlauea

  • Room to breathe. Acreage, gardens, orchards, and privacy that’s hard to find anywhere else on Kauaʻi.

Buying agricultural land

Much of Kīlauea is zoned agricultural, which shapes what you can build and how you can use the land. The number of homes allowed, county agricultural rules, water meter availability, and condominium property regime (CPR) ownership all affect value. Many Kīlauea “lots” are actually CPR units that share one parcel, so understanding the CPR documents is essential. I’ll walk you through all of it before you write an offer.

Vacation rentals in Kīlauea

Kīlauea is outside Kauaʻi’s Visitor Destination Area, and vacation rentals on agricultural land are generally not permitted. A small number of properties operate under nonconforming use certificates. If you want rental income, Kīlauea works well for long-term rentals, or take a look at Princeville, where much of the community is inside the VDA.

Water, power, and roads

Many Kīlauea buyers want solar, catchment, and gardens. Before you buy, check the water source (county water, a private well, or a shared system), the power and solar setup, and any road maintenance agreements for private roads.
