I was born on Kauaʻi and have spent more than 25 years helping people buy and sell across the island. Hanalei is one of the most special places on earth, and one of the most nuanced places to buy. Here’s what I tell every buyer looking on this part of the North Shore.
Why buyers fall in love with Hanalei
Hanalei Bay. Calm swimming and paddleboarding in summer, legendary surf in winter, and sunsets from the Hanalei Pier.
Small-town charm. A farmers market, galleries, shops, and restaurants, all walkable or bikeable in town.
Nature at your door. The taro fields of Hanalei Valley, Tunnels and Kēʻē beaches, and the start of the Nā Pali Coast.
A place apart. One-lane bridges and a winding road keep Hanalei quiet, unhurried, and unlike anywhere else.
Hanalei-area neighborhoods at a glance
Hanalei town & the bayfront: Beach-access homes along Weke Road and the bay streets, plus homes walkable to town.
Waiʻoli & Hanalei Valley: Quieter residential streets toward the mountains, with dramatic waterfall views.
Wainiha: Valley and beach homes beyond Hanalei, generally more private and secluded.
Hāʻena: Oceanfront and near-ocean homes and land near Tunnels and Kēʻē beaches, at the edge of the Nā Pali Coast.
Flood zones: the first thing to check
Much of Hanalei, Wainiha, and Hāʻena sits in FEMA flood zones, and record flooding in 2018 closed the highway beyond Hanalei for more than a year. A property’s flood zone affects whether your lender requires flood insurance, what it costs, and how you can rebuild or renovate. Before you make an offer, I’ll help you pull the flood zone, elevation information, and insurance quotes so there are no surprises.
Vacation rentals in Hanalei
Hanalei is outside Kauaʻi’s Visitor Destination Area, so new vacation rentals aren’t allowed. Some homes hold a nonconforming use certificate that lets them operate as legal vacation rentals, and those certificates come with strict rules. If rental income matters to you, we’ll verify a property’s certificate and rental history before you write an offer. If you need a guaranteed rental option, nearby Princeville is worth a look.
Buying land and building
